The project at Clonette consists of a pair of new build three-storey beachfront dwellings. Each property comes with a front driveway for two cars along with generous garage space to accommodate a third car plus ample space for additional storage and beach equipment, surfboards, paddleboards, kayaks etc. Both houses have detached studio buildings which can be used as a home office or hobby room, along with south facing rear gardens with access onto the beach.
On the ground floor, each property has a large games room, office space or snug, along with a shower room, utility, storage, plant room and generous entrance hallway. Each property has a staircase and a three-person lift up to each level. On the first floor, unit 1 has three large double bedrooms, two of which have an en suite bathroom, one with a walk-in dressing room and a large family bathroom. Unit 2 also has three large double bedrooms, two en suite bathrooms, a large family bathroom, plus a bunk bedroom as a fourth bedroom. The master bedrooms and main guest en suite bedrooms for both properties have stunning sea views and external balconies overlooking the beach.
At the second floor level, each property has a substantial main open plan kitchen, living, and dining space providing impressive views across the beach and to the sea, as well as to the north looking back towards the hills and trees in the distance. Both properties have large external balconies, along with open fireplaces and floor to ceiling window glazing with bespoke handmade kitchens, fixtures and fittings.
Externally the houses are clad in narrow Dutch white brick slips, combined with dark grey render and zinc, and paved terraces at each level. The buildings are designed to flood resilient construction levels, with the living accommodation on the top floor to gain the best panoramic views of the nearby SSSI beach. There are various deep cantilevered balconies and terraces on each property which provide substantial external space and shading against solar gain.
The houses have provision for solar panels on the top roof and will be heated and cooled via a borehole ground source heat pump.
The properties will be complete in mid-2024.
